General Terms and Conditions of the Residential Agreement
The General Terms and Conditions and Internal Rules are integral parts of the Residential Agreement. Together, they form a document that outlines the rights and obligations of both the tenant and the lessor, as well as the rules for living in the residence hall.
By signing the Residential Agreement, you confirm that you have read, understood, and agree to comply with the terms set out in these documents.
To ensure a pleasant and safe stay throughout your studies, please carefully review the General Terms and Conditions and Internal Rules of the Residential Agreement (valid from 15 August 2025).

By signing the agreement, you acknowledge and accept the rules established by Tartu Student Village.
If these terms are violated, the Tartu Student Village reserves the right to:
- issue fines according to the valid price list,
- send written warnings, or
- terminate the agreement unilaterally.
Key internal rules
To ensure a comfortable and safe living environment for all residents, please follow these essential rules:
- 🚭 Smoking, burning candles, or using open fire inside the residence is strictly prohibited. Covering or removing smoke detectors is also forbidden.
- 🔇 Quiet hours: from 11 PM to 7 AM. During this time, tenants must avoid any noise that may disturb others.

- 👥 Visitors are allowed between 7 AM and 11 PM.
- Tenants are responsible for the actions and behavior of their guests.
- 🍺 Consumption of alcohol and drugs is strictly prohibited on the residence premises and surrounding territory.
- ⚡ Do not leave electrical appliances switched on without supervision.
- 🔒 Always lock your room and apartment doors when leaving.
- 🧱 Do not cause damage to Student Village property or facilities.
- 🗑️ Tenants must take out their own trash and clean after themselves, even though a weekly cleaning service is provided.
Price list
Valid from 15 August 2025
Below is the list of service fees and compensations that may apply in specific situations under the Residential Agreement.

| Replacing the apartment / room key (if lost or not returned) | 35 € |
| Checking the ATS system (if the smoke detector has been removed, covered, or triggered due to tenant’s activities such as smoking or cooking in the room) | 150 € |
| Additional fee for removing or covering a smoke detector | 200 € |
| Smoking or using open fire in a non-designated area | 60 € |
| Cleaning the room after termination of the contract (if not properly cleaned by the tenant) | 60 € |
| Cleaning the common areas after termination of the contract (if not properly cleaned or left dirty) | 120 € |
| Cleaning the common areas during the tenancy (if not properly cleaned by the due date given by the hall manager) | 120 € |
| Calling the security service due to tenant’s actions | 35 € |
| Clearing blockage caused by tenant’s actions | 30 € |
| Cleaning the stove in need of repair / cleaning the sink to clear a blockage | 10 € |
| One hour of repair work by the Student Village maintenance team (materials not included) | 30 € / h |
| Resolving the consequences of improperly sorted or incorrectly disposed waste | 20 € |
